Fluffy white bread during Covid19

Well during this very different time in our lives, we find ourselves at home working and cooking probably more than ever. It’s a great time to try new things. Have you ever made your own bread? If your like me, I can’t seem to find the bread I usually buy and love so I started experimenting with my own. This particular recipe uses traditional dry yeast which I have also found hard to get. I recently had a friend who gave me a starter for sourdough bread and I am having a lot of fun experimenting with it. This particular recipe uses sugar and potato flakes ( which I also had a hard time finding) to feed it each week. It’s a little labor and time intensive but I really like it. If you’re looking for a sense of how much it will cost to renovate your home, and how long it might take, we’ve got some numbers for you. The 2016 Houzz & Home annual survey gathered information from more than 120,000 registered users of Houzz, including more than 70,000 who renovated in 2015. Their responses provide insight into how your own renovation project might play out.

Be Prepared

High renovation costs can be surprising for first-timers. After all, it’s easy to fall in love with photos of a high-end kitchen or Sub-Zero appliances when you don’t have to pay for them. “A lot of times people have grandiose ideas or pictures of things that they’ve seen — it looks great but doesn’t fit their budget,” says Brandon Quinton of Cameo Homes in Salt Lake City. “Everyone is drawn to the most expensive stuff. Everyone has got expensive taste; they just don’t know.”

 Your accounting professor (or a parent or grandparent) may have told you that it’s important to have, and stick to, a budget. If you find that challenging, don’t feel too bad. A whopping one-third of renovators surveyed began their projects without setting a budget at all.

Did they pay dearly for that? Surprisingly, no. Owners who started with no initial budget actually spent less, by about $8,000, than those who had a budget and stuck with it. It could be that the budget-avoiders were doing DIY projects, renovating over time or taking on lower-cost projects overall.

As for those homeowners who exceeded their budget, well, they spent twice as much as those who had no budget at all. And they probably had some gorgeous results for their big spend. Notably, only a tiny fraction of renovators came in under budget.

8 ‘extras’ that help sell a house

There are plenty of blogs out there with advice to sellers as they prepare their home for sale. By now, most understand the wisdom of having an agent that prepares high-resolution photos, feature their homes online, design professional property flyers, a possible open house here or there, and everything else that goes into good marketing. Yet, the most important factor still is what the buyer sees when visiting a home in person.

To avoid turning buyer “elation” into “deflation,” my advice to sellers is to make sure you have your home ready for a great first impression before you even put it on the market. Don’t disappoint the buyers with first impressions that turn them off and send them looking for a better home with less “to do” lists to get it ready for them to move into.

From previous experience and years of helping satisfied sellers we have come up with a few things every seller should do. These simple extras can help sell a home more quickly and for top dollar.

1. Fresh exterior paint. If the home has siding or trim and you can see wood “bleeding” through flecks of paint, then the property needs to be painted prior to marketing it for sale. This should include the trim and fascia!

2. New carpet. There are a handful of things that all buyers despise. Old or worn carpet is usually first or second on everyone’s list!

3. Remove wallpaper. Buyers tell me that wallpaper makes a home seem “dated.” And it is a chore to remove! I have seen painters who would almost tear up when asked if they would take wallpaper down, repair the walls and paint.

4. Turn up the lights! A builder showed me a trick once: Put high-wattage bulbs in a house to brighten it up for sale. They make everything seem to “pop” compared with underlit rooms or rooms where bulbs are burned out.

5. Change air filters and vacuum the vents! If you have pets, this is a must!

6. Remove litter boxes and anything that screams “pets.” Now, I am a pet guy. We have had pets in the past and we know how much we love them and don’t even notice the smell. Not to show partiality to cats of dogs, but nothing will kill a sale quite as fast as an odorous kitty litter box. And if door jambs and the woodwork have been gnawed by Fido, please either replace or repair them prior to listing.

7. Fresh interior paint. The interior of a home shows best when walls are a neutral color, feature no more than two different colors, and have trim and baseboards that are painted a fresh white. I have been in houses where I could stand in one spot and see six different colors of paint! That is too busy for buyers to deal with, and it will make the house sit longer. Remember that dark colors make a room feel smaller, whereas lighter colors make a room feel larger.

I sat in a home once where the gable ceiling was painted mustard yellow on one side and ketchup red on the other! The seller went on about how much she loved the colors, but eventually the ceiling had to be painted to sell the house. There is a reason why builders typically use neutral colors. They sell!

8. Pressure wash. You have seen it, I am sure: the side or back of a house that was “green.” I always encourage my sellers to pressure wash the exterior of the house. If needed, pressure wash the side of the neighbor’s house, too! (Do so only with their permission, of course.)

There is some work involved in each step, but if you can appeal to the largest number of buyers and make the home feel like new, it will sell quickly and for a premium price!
